Abstract

Commercial buildings require a retrofit aimed at technological innovations and functionality of clients’ different types of businesses. This study proposes to identify the conditions of the existing building through design requirements that influence its customer's needs. In the study, two commercial buildings were used, both located in Salvador/Ba in Brazil and submitted to retrofit at different periods. The data gathering took place in 2019 and semi-structured interviews were carried out with architects, construction managers, operational clients of the buildings and interested clients. The building’s condition may or may not favor the retrofit process, when identified they can contribute to the transparency and the tracking of project requirements, contributing to meet the client's needs. It was also observed that the constraints allow to understand the meaning and influences regarding the functionality requirements intended by the customer.
