Aspectos de gestão da construção modular
Uma revisão sistemática de literatura

A construção modular é uma abordagem que se caracteriza pela fabricação fora do local de componentes volumétricos pré-fabricados, com posterior transporte e montagem, no local da obra. Trata-se de uma estratégia que tem sido utilizada, nos últimos anos, como uma resposta para os cenários de escassez de mão de obra, baixa produtividade, controle de custos e prazos, entre outros. Apesar de suas vantagens, a implementação da construção modular ainda apresenta desafios, carecendo de soluções gerenciais vertedoras de sucesso. Nesse contexto, diversos estudos têm se debruçado sobre a aplicação da construção modular em diferentes segmentos da indústria (imobiliário, hospitais, habitação de interesse social, entre outros), exibindo obstáculos e possíveis soluções gerenciais a serem aplicadas. À luz destes trabalhos, o presente estudo visa apresentar uma revisão sistemática da literatura acerca dos aspectos de gestão da construção modular. Como resultado, foi possível constatar que várias ferramentas digitais e abordagens gerenciais têm sido empregadas para amparar a construção modular, frente aos obstáculos que esta indústria ainda enfrenta. Notou-se, em especial, ênfase no emprego do Lean Construction, BIM, RFID, sistemas de gestão da qualidade e análise de risco como formas de asseverar o sucesso dos projetos modulares.
