Integração BIM-GIS-IA no gerenciamento de operação e manutenção: uma revisão da literatura

Resumo

A operação e manutenção de ativos da construção civil têm evoluído com a adoção de tecnologias digitais, como o Building Information Modeling (BIM), o Geographic Information System (GIS) e a Inteligência Artificial (IA). Embora avanços em integrações parciais (BIM-GIS, BIM-IA, GIS-IA) sejam observados, a literatura ainda carece de abordagens integradas que combinem as três tecnologias em fluxos padronizados voltados para inspeção e manutenção de ativos. Este estudo realizou uma revisão sistemática da literatura, complementada por análise bibliométrica e qualitativa, para mapear o estado da arte da integração BIM-GIS-IA com foco na identificação de fissuras e defeitos para manutenção de ativos da construção civil. A metodologia seguiu as diretrizes PRISMA, com busca de artigos na base Scopus, aplicação de critérios de elegibilidade e análise por meio do software VOSviewer. Os resultados indicaram tendências como a utilização de drones, técnicas de aprendizado profundo e integração com gêmeos digitais, mas também evidenciaram desafios de interoperabilidade e robustez dos modelos de IA. O estudo sistematiza as contribuições recentes da literatura, destaca lacunas relevantes e aponta direções para o desenvolvimento de soluções mais integradas no apoio à gestão de ativos.
