Brazil’s housing deficit is related to the lack of available units as well as the inadequacy of the existing and occupied ones. In both situations, it’s fundamental that those involved in civil construction work together to improve the quality of social housing, making use of guidelines adapted to climatic characteristics of each region. In hot and humid climates as in Maceió/AL, taking advantage of natural ventilation leads better thermal comfort sensation while also reducing costs with artificial air conditioning. The objective of this paper is to analyze the thermal performance of dwellings in Maceió/AL, emphasizing aspects of natural ventilation considering use patterns and its original building characteristics and the modified design after remodels. The methodology included visiting 7 residences of the José Dubeaux Leão Housing Complex, then the unit with most modifications was chosen for prescriptive evaluation and analysis of the wind flow with a water table. It was found that the modifications didn’t have thermal comfort of the users as their purpose, as they were meant to expand the interior space available. The expanded and added rooms, in general, provide satisfactory results, although other implantation orientations might have less natural ventilation usage. Therefore, it can be concluded that besides climatic variables and constructive parameters related to the envelope of a building, quality of spatial attributes of architectural design contributes to a good thermal performance over its lifespan.
