In order to promote social inclusion and to overcome housing shortages, the “Minha Casa Minha Vida Program” (PMCMV), launched in 2009, was responsible for the construction of 30,780 housing unities in the city of Maceió between 2009 and 2014. Although, the PMCMV works on behalf of private interests, being characterized by a massive production that implies in inadequate thermal conditions in the dwellings. Given that, the aim of this work is to evaluate the thermal performance of apartments building of the Minha Casa Minha Vida Program, located in Maceió/AL. For this purpose, the approaches for assessing thermal performance proposed by NBR 15575-1 and by RTQ-R were used in conjunction with temperature monitoring. The results demonstrated the influence of the facade orientation and the pavement of the unit in the performance evaluations. The RTQ-R evaluation showed that the east-facade rooms were classified as "C" level, while the west-facade rooms were classified as "D" (at ground level) and "E" (at the top floor) levels. The NBR 15575 evaluation by the method of measurement, however, showed that the only room that did not reach minimum level for the air temperature in the typical summer day was the west-facade at the ground floor, indicating a divergence between the evaluations. The temperature measurements on the typical summer day corroborate this divergence and pointed to the importance of the characterization of use’ patterns of the rooms in the thermal performance evaluation.
