PROCESSO DE VERTICALIZAÇÃO NOS BAIRROS LITORÂNEOS DE MACEIÓ-AL

The coast side of Maceió-AL has a high rate of verticalization and follows an axis of expansion towards the North coast. Its urbanization process occurred faster than the development of urban planning policies, this caused some negative impacts for both climatic issues and urban infrastructure. Thus, the objective of the present study is to discuss the factors that influenced the current scenario of verticalization at coastal neighborhoods in Maceió through an exploratory bibliographic review of scientific publications divided into three stages: (1) to understand the historical process of verticalization at coastal neighborhoods in the city, (2) to address the influence of public policies for the use and occupation of urban land in shaping the current verticalization scenario of coastal neighborhoods; (3) to discuss how verticalization has impacted the microclimates in the coastal neighborhoods of the studied city. It was observed that it is important to understand the paths that led to its current spatial configuration, which was understood in the historical verticalization process of the city, linked to the advancement of the constructive parameters that guided it. In view of this historical scenario, it was noted that the city’s coastal districts became a target of real estate speculation. Consolidated verticalized neighborhoods have a tendency to expand towards the North coast, which requires studies of climatic impacts, since the grouping of these types of buildings on the edge of Maceió is a novelty, of which the consequences are not known. In view of the possibility of generating urban spaces that result in an uncomfortable and unsustainable urban life, it is recommended for these studies to be used to guide the municipal bodies decision-making process.
