The civil construction sector has great importance in the search for solutions that consume fewer natural resources and reduce environmental impacts. Project initiatives suitable for local demands and characteristics are extremely important, enhancing user comfort and the reduction of energy consumption. Therefore, this study aims to highlight the level of applicability of residential building’s performance and thermal comfort criteria in small offices located in the Midwest region of Brazil. The guide was projected to support small offices in the development of residential buildings, considering performance and thermal comfort criteria. In addition, it was based on a systematic literature review and the main certification systems. With its application it was possible to realize that, even with the existing barriers in the search of sustainable residential buildings, it is possible to demonstrate that small offices have the intention to achieve more sustainable strategies in their projects. Although one of the offices considered more than half of the performance and thermal comfort criteria as difficult to apply, it still follows all strategies. Only one of the four proposed criteria was not satisfied by one of the offices. In the end, the research results also affirm that the path of sustainability is becoming more feasible. However, it is necessary to provide means and tools that can strengthen the learning system of those who make decisions in the progress of architectural projects.
