Evaluation of maintenance routines for the building rainwater system in public buildings

Abstract

The emergence of pathologies in the building's rainwater system is a recurring problem in buildings and can be caused by several factors, such as design flaws, execution errors, use of inappropriate materials, natural degradation or installation defects. In this context, the objective of this study was to evaluate the maintenance routines in the rainwater system in public buildings and propose solutions that reduce, in the long term, the incidence of pathologies and the costs of corrections. For this, technical procedures of bibliographic research and investigative methods were used, such as the case study, in which the anomalies were raised through photographic reports, budget spreadsheets and control of the services performed. As a result, it was observed that the highest incidence of pathologies found was infiltration in galvanized steel gutters. Finally, with regard to management contributions, the study offers scientifically validated results, which can serve as a basis for decision-making regarding the maintenance process used by the institution under study, employing a more effective maintenance routine, in order to guarantee the preservation of its cores.
