Adoção gradual da construção modular no Brasil: desafios e oportunidades

Resumo

A industrialização  com a adoção de processos off-site tem ganhado interesse no setor da construção civil. Apesar disso, procedimentos tradicionais ainda predominam na maior parte de processos construtivos, com grande parte da produção ocorrendo on-site. A Construção Modular (CM) surge como uma alternativa inovadora para modernizar o setor. A CM proporciona maior desempenho, produtividade, controle de qualidade, prazos e custos alocados na produção, e  redução de serviços on-site necessários para instalação de componentes, elementos e sistemas construtivos no canteiro de obra. No entanto, a adoção da CM enfrenta desafios significativos, principalmente em cenários onde esse tipo de produção ainda é pouco difundida, como o Brasil. Compreender esses desafios é essencial para o desenvolvimento de diretrizes que possibilitem a implementação contínua da CM, com foco nos fatores que influenciam seu sucesso. Para isso, foi realizada uma revisão bibliográfica sobre arquitetura modular, desafios da CM e fatores que favorecem sua aplicação, com análise conduzida por meio de metassíntese. Resultados evidenciam potenciais do mercado para a escalação da construção modular, principalmente em relação à disponibilidade de opções de produtos pré-definidos para aplicação em obra e manutenção de edifícios flexíveis à modularização.
