My House My Life program has been the target of criticism due to social housing quality and thermal performance. Therefore, it is necessary to analyze thermal and energy performance of these dwellings, considering particularities of the local climate and constructive parameters of the building. This study aims to analyze the thermal performance of the envelope in multi-family social housing of Joinville/SC. The analysis was performed through simulation method of the Technical Quality Regulation for Energy Efficiency Level of Residential Buildings (RTQ-R in portuguese). A descriptive analysis of the geometric and constructive characteristics of social housing was the first stage of the study, in which a confidence interval for the quantitative variables was determined. For the qualitative variables, it was considered the mode of the data set. Thus, a representative model of the social housing was defined to be used in computer simulation. The simulations were performed in EnergyPlus program, using the weather file of Joinville. In the end, the level of energy efficiency of the envelope was determined, considering the orientation (0º, 90º, 180º and 270º) and exposure (ground, intermediate and top floor). The energy efficiency levels obtained were "C" and "D", demonstrating low thermal and energy performance of the low-income buildings analyzed.
