Regulation and labelling programmes are tools to improve buildings’ energy efficiency by reducing the energy consumption and the CO2 emissions. The Inmetro Normative Instruction for the Energy Efficiency Classification of Commercial, and Public Service Buildings (INI-C) and Residential (INI-R), has an important role to reach these goals. In the last version, published in February 2021, the concepts of Nearly Zero Energy Buildings (NZEB) and Energy Positive Buildings (EEP) are introduced. In this article, the INI-C simplified method and its concepts of NZEB, EEP and Power Generation Potential (PGE) were applied to an educational building by comparing the energy consumption and CO2 emissions from the real building condition to its benchmark. The analysed building obtained an efficiency rating A for envelope, lighting and for the entire building. The concepts of NZEB and EEP were achieved with the incorporation of a photovoltaic system. A reduction of 30% in the energy consumption and CO2 emissions was observed from the base case to its benchmark. After the photovoltaic systems incorporation in the base case an additional of 51% reduction in consumption and emissions for NZEB and 100.50% for EEP were registered.
