Abstract

A university needs to maintain a basic infrastructure for its functioning, and it is known that most of the existing buildings are not maintained with the aid of BIM. This work seeks to identify the maintenance process on a campus and to verify if the modeling of BIM information in projects is helping in this process. The process of maintaining a campus from a process flowchart was described. In 2019, 7,251 service orders (OS) were opened on the campus under study. The main maintenance indices occurred in systematic preventive (41.80%) and routine inspections (33.6%). Considering the classifications according to the activities, the services of refrigeration mechanics (34.88%) and electricity and telephony (33.36%) presented a higher percentage. The existing BIM project consists only of modeling the architectural and structural design with physical information, without information on complementary projects or maintenance needs and evidence. It is suggested to include information necessary for maintenance in the BIM model through the AUTODESK Revit software and the Dynamo visual programming platform, building a flow of data import and association with automated parameters, allowing the visualization of the maintenance situation.
