Development of a framework using 4D BIM tools applied to the planning of social housing projects

Abstract

Brazil has a large housing deficit. A significant portion of the activities related to reducing this deficit come from the construction industry. However, this same sector is affected by inconsistent information that lacks the necessary level of detail and which affects the planning and control stage of construction work. Thus, the use of new tools has been proposed to change the current state of this sector, such as Building Information Modeling - BIM. This research aimed to develop a framework for adopting BIM as a tool to support 4D planning in a case study of a social housing project. A literature review was carried out on the main concepts and applications of 4D BIM use for BIM planning, followed by the development of a framework to be applied in a case study of social housing projects. As a result, it was found that the framework for planning with 4D BIM can be applied to the pre-construction phases by carrying out project simulation and, in the execution phase, it can offer a visualization of the project's progress by comparing the real scenario with the scenario planned through 4D simulation. Among the main benefits perceived in this study through the use of 4D BIM models as a planning support tool was the possibility of detailed visualization, which acts as an innovative solution to overcome the shortcomings of current planning practices.
