CONSERVAÇÃO E SEGURANÇA DO ESTOQUE EDIFICADO NAS ÁREAS CENTRAIS DA CIDADE

Despite its importance for urban resilience and sustainability, many central districts of Brazilian cities are facing challenges related to the obsolescence of the built environment. In this context, this paper aims to aid in the understanding of the current state of conservation of the buildings located in the Senador Salgado Filho avenue on the central district of Porto Alegre/RS, through the visual evaluation of facades and investigation about the compliance with the technical documents legally required to prove their safety. The analysis of the data demonstrates evidence of risks for users due to the lack of proper building maintenance.
Aspects such as building height, age of the constructions and profile of users, associated with the depreciation of properties, accentuates the vulnerability to urban disasters. Findings suggest that there is an urgent need to seek solutions to guarantee the safety of the built environment in urban central areas, in a way to make the best use of land resources.
