Investigation of BIM applications in building maintenance management

Abstract

Although research on the use of Building Information Modeling (BIM) in Facility Management has advanced considerably in recent years, there is a limitation in investigating the potential of BIM for the operation and maintenance (O&M) phase, especially concerning building maintenance management. In this context, this article aims to identify current research trends, gaps, and future directions regarding the integration of BIM into maintenance management. For this purpose, a systematic literature review was conducted, which included 59 articles demonstrating the use of BIM in this context. Content analysis was divided into five main areas: maintenance strategies, planning, information management systems, technologies and innovation, and information requirements for maintenance. The results reveal a wide spectrum of applications, yet still in a nearly stage of research. Therefore, it is concluded that the application of BIM in maintenance management is still emerging, high lighting the need for further studies addressing value realization in the field of study.
