This paper aims to discuss the application of concepts and processes for identifying project requirements applied in industrial (capital) projects on Real Estate build to suit (BTS) projects. The objective is to analyze the processes for effectively identifying owner requirements in capital projects and propose their application to identify requirements of users of BTS projects. The methodological framework involves a bibliographical review, an exploratory case study, carried out in the initial phase of the design process of several industrial (capital) projects. A process workflow for requirements proposal in BTS projects is outlined. Thus, it is highlighted that the study of processes effectively applied to capital projects successfully implemented allows the recommendation of concepts and best practices for the development of project entries that respond to the requirements of the user associated with the business model used in the BTS.
