EVALUATION OF MAINTENANCE REQUIREMENTS IN BUILDING OF A FEDERAL EDUCATION INSTITUTION

Delimiting the quality of the built space involves defining the desired performance and its unfolding into requirements. These requirements are related to different values and needs to be considered in the project, and among many aspects, this article is part of the discussion of requirements related to use and occupation, especially regarding maintenance. The objective is to evaluate a public building project considering the building maintenance requirements. For this, a literature review and a case study were used. An evaluation of a project for a public university institution was carried out, based on the requirements raised in the literature review. It was noted that although maintenance has an impact on important issues such as operating costs, it is not sufficiently developed in design solutions. Considering the condition of the universities' budget constraint, it is strategic that the projects incorporate maintenance issues with a focus not only on the quality of the space but also on the reduction of operating costs.
