Abstract

In the last decades, the growth of competition and the offer of services in civil construction in Brazil has made it necessary to use increasingly industrialized construction systems and better management of processes, increasing the importance of planning and technological innovations for the execution of services with greater productivity and quality. In housing projects, the assertiveness of their planning is especially important, since the profit margins of companies are increasingly smaller, their deadlines are reduced and any variation can impact the profitability, or even the viability of the enterprise. This work aims to identify the factors that influence the reliability of planning in housing projects of social interest that use industrialized construction systems. The method applied was a qualitative case study through direct observations and interviews with construction engineers. Two projects with different construction systems were selected: concrete walls molded in loco and prefabricated concrete and their plans were compared. It was concluded that, regardless of the system used, the variables that most influenced its planning were the domain of the technology used, the financial investment avaiable, the standardization of the assembly process and the logistics of the arrival of the supplies.
