Requirements and strategies for layout flexibility in residencial buildings: a qualitative analysis

Abstract

A current concern in the real estate market is associated with the ability to meet changes in demand from building users, who need spaces that are increasingly adaptable to their realities, whether in relation to the family configuration of the building's occupants or the needs for using residential spaces, due to work, socializing and leisure activities. In this sense, the objective of this research is to propose a discussion about the requirements to obtain a layout that allows this flexibility. Fourteen requirements were identified through bibliographical research and later evaluated through a questionnaire with 21 professionals and academics from the construction industry. The respondents pointed out the requirements associated with construction and project stages as the most important. Content analysis of the open questionnaire responses allowed the identification of strategies associated with these requirements. It was also observed that the users' perspectives and aspects such as work dynamics and family configuration can be better explored in order to identify other factors influencing flexibility. Finally, it can be concluded that there is a gap in knowledge regarding materials and construction techniques that allow the production of houses with a flexible layout, requiring further academic studies on the topic.
