O CUSTO DA EFICIÊNCIA ENERGÉTICA EM UMA EDIFICAÇÃO RESIDENCIAL EM BELO HORIZONTE - MG

Energy efficiency is an issue that has been increasingly applied in Brazilian civil construction. However, it is often neglected due to a production mode that prioritizes cost and production time. The main objective of this work is to estimate the cost necessary to improve the energy efficiency of a residential building. In order to do so, a residential building located in Belo Horizonte was analyzed by the application Technical Quality Regulation of Energy Efficiency for Residential Buildings - RTQ-R. The buildings and the common areas were classified before and after the proposition of improvements to reach a level A of energy efficiency. To price these improvements, all of them were budgeted. The result obtained was an increase of 5.28% in the total construction cost. For the most significant improvements, the investment return time was calculated, estimated in approximately 4 years for the return invested in the solar water heating system with gas backup and 4 months for rainwater harvesting and reuse in discharges of sanitary basins with use of water-saving accessories such as flow restrictors and aerators. It is concluded that one can have an energy-efficient building with a small increase in the building cost, If that extra cost is divided among all housing units it does not produce a significant increase in the unit price. This increase becomes relevant when it is seen that in the long term it will generate savings for the owner.
