BIM for maintenance management in public buildings

Abstract

Proper maintenance represents an essential role in preserving the durability, functionality, and conservation of buildings. In the case of public buildings, efficient maintenance management is crucial to ensure occupant safety and enhance the value of real estate assets. However, the challenges faced by maintenance management, such as lack of updated data, complexity of facilities, and budgetary constraints, drive the search for more efficient solutions to support decision-making. In this context, Building Information Modeling (BIM) emerges as a promising tool, offering a centralized repository of information linked to a digital model of the building. This study aims to understand the practices, policies, habits, and processes adopted in the maintenance management of public buildings, as well as the maturity level of BIM application in this context. A questionnaire was aplyed to public servants responsible for the operation and maintenance of properties in a Federal Public University, aiming to better understand these processes. The results indicate that the implementation of BIM is not yet a reality.
