Green Areas as a component element of the real estate product

Abstract

In the increasingly competitive real estate market, product attributes are of great relevance. In this context, green areas, especially from the perspective of sustainability and quality of life, as per the Sustainable Development Goals proposed by the UN, can play an important role. It is understood that analyzing research conducted with greenery as a component of real estate products is important. A literature review was conducted to synthesize the studies conducted and explore the potential of greenery in product adaptation. Conceptual divergence was observed, with greenery being associated with vegetation, sustainability, health, and environmental comfort. The existence of a positive relationship is highlighted; thus, greenery, regardless of its definition, constitutes a factor that enhances aspects of properties, with its value attribution having various origins. It is understood that well-explored greenery significantly contributes to product design, adding value both from the entrepreneur's and the consumer's perspectives, with this addition ranging up to 9.52%, depending on the location and typology of the real estate product.
