Impact of BIM Implementation in a company developing horizontal condominiums in SE

Abstract

The Architecture, Engineering and Construction (AECO) sector has been going through a moment of accelerated digital transformation in Brazil in the search to obtain several benefits for the sector and organizations, taking advantage of the new enabling technologies of industry 4.0 both within the scope of the development of projects, execution of works, even in the interaction phase of individuals (designers, builders and clients), during and after project deliveries. This work presents the impacts arising from a process of implementing Construction Information Modeling (BIM) in a company that designs and builds horizontal condominiums in the Brazilian state of Sergipe. Explaining how the BIM implementation process took place with the technical team of the company Laredo Urbanizadora, from the Diagnosis phase, preparation of the BIM Implementation Plan (BIP), BIM Execution Plan (BEP) and BIM Mandate, until the moment of strategic planning for the development of the 1st BIM pilot project of a horizontal condominium to be built in the city of Lagarto/SE. The preliminary results to be presented in this work, highlight the potential of using BIM for a market with a lot of potential to benefit from the enabling technologies of Industry 4.0, signaling a promising path to be followed by companies operating in the incorporation/construction sector of horizontal condominiums in Brazil.

PhD student in Urban Development (UFPE), Master in Urban Development (UFPE), Specialist in BIM Platform (INBEC), Specialist in Deep Learning (CIn / UFPE), Specialization in Business Management (FGV), Researcher at the BIM Cell (UFPE) and from the Laboratory of Advanced Studies in Architecture (lA2 / UFPE), Executive Director of IG Consultoria, BIM Consultant and postgraduate professor (UFPE).

He holds a degree in Architecture and Urban Planning from the Federal University of Bahia (UFBA). Specialization in BIM (Building Information Modeling), Modeling, Planning and Budgeting at INBEC/UNIP. He was a member of Curiar - EMAU/UFBA (UFBA Model Office of Architecture and Urbanism). She is a University Professor of the Architecture and Urban Planning course at FANESE - Faculty of Administration and Business of Sergipe. BIM consultant and founding architect of SWK Studio, where she works on developing residential and commercial projects, and providing consultancy and training services in the areas of Architecture, Interior Architecture and BIM.
